Tega Cay could get land from Lake Ridge

Under a new amendment to the Gardendale development agreement, the city would get a roughly 7-acre tract adjacent to the development where new public safety facilities could be built.

If you can’t see a reason why the land value would increase then you’re probably investing in something that will not give you the return you were hoping for.
